Sealcoating

An asphalt sealcoat is made up mostly of emulsified asphalt, which is mixed with water, mineral fillers and other fillers. Sealcoats are applied to non-highway asphalt surfaces in order to protect the asphalt from damaging elements. The sealcoat is sprayed over the surface of the asphalt or spread over it with a broom or rubber squeegee.

Crack Sealing

Crack sealing prevents the first small cracks that form in an asphalt pavement from spreading across the surface and deepening to the lower levels of asphalt. When the cracks deepen, water gets into these lower levels and structurally undermines the base and subbase, creating a much larger and more expensive problem than the small cracks posed initially. Crack sealing keeps the small cracks from creating these big problems.

Asphalt Repair

Wear and tear on asphalt over time causes the binder that adheres the elements of the asphalt together to break down. This causes the tiny stones that make up the asphalt to loosen, resulting in structural damage to the asphalt surface and ultimately lower levels, and further exposure of the asphalt to deterioration by the elements.

Asphalt Overlay and Resurfacing

Overlay and resurfacing of asphalt include the application of a new layer of asphalt over an existing surface. This procedure repairs moderate to severe surface damage such as cracks, potholes, rutting, and general wear and tear. It adds a new, smooth pavement layer, improving its structural integrity and look.

Catch Basin Repair

Stormwater management techniques rely heavily on catch basins. They collect rainfall runoff and deflect it from surfaces, highways, and properties, minimizing flooding. Catch basins can deteriorate, clog, sustain structural damage, or settle over time, impairing their ability to perform appropriately.

FAQs

Got a question? We’re here to help.

  • What type of work does Perfect Parking do?

We take pride in doing quality work and are qualified to perform all types of asphalt construction: resurfacing driveways, parking lots, private streets, and sealing work.

  • Why should I choose asphalt for my paving needs?

Historically, asphalt has proven to be an excellent paving material. Cost wise, asphalt provides excellent performance equal to other more expensive options

  • When can I drive on a newly sealed driveway?

It is usually best to wait 3 days before allowing automobiles to use the driveway.

  • How long before I can drive or walk on new asphalt?

You may walk on your new driveway immediately, however keep automobile traffic off for at least 5 full days and longer in hotter temperatures.

  • Why are their soap bubbles (suds) appearing on my asphalt?

Blacktop will soften and harden as temperatures rise and fall. Watering down the asphalt with a hose on hot days will cool and temporarily harden the blacktop. This is helpful but not mandatory and if soapsuds should appear do not be alarmed. This is a reaction between the diesel fuel found in blacktop and a high chlorine content found in some city water.

  • Why did my asphalt crack?

Single cracks are expansion cracks caused by older asphalt expanding and contracting because of seasonal temperature changes. Multiple cracking, which looks like an alligator's back, is a sign of weakness beneath the asphalt.

  • Why is the base weak beneath the asphalt?

Water. Excess moisture weakens the stone base and eventually the sub-grade, which is the soil beneath the stone. Typically this water permeates through cracks in the asphalt into the stone, then the sube-grade.

  • Can I put another layer of asphalt over my existing asphalt (re-surface)?

Can I put another layer of asphalt over my existing asphalt (re-surface)?

  • Can I put asphalt over my concrete driveway?

Yes. And no. It depends on the condition of the existing concrete. Over both asphalt and concrete, irregularities in the base will eventually show through the re-surfacing. It is called reflective cracking.

  • Will my new driveway have puddles?

Although every effort is made to avoid puddles in your paving, some small ones are inevitable depending on the natural slope and drainage of your ground.

  • When can I have my new asphalt driveway sealed?

The best time to seal is 3-12 months after it has been paved.

  • How often should my driveway be sealed?

Every 2-3 years after the driveway has been paved. Some clients prefer the rich black color that seal coating provides and have their drives sealed more frequently.

  • How long does new asphalt take to cure?

6-12 months. While your asphalt is curing, don't park in the same spot every time and do not turn your steering wheel back and forth when your car is not moving.

  • How should I care for my new driveway in the first 6 – 12 months?

Asphalt in a blacktop driveway requires time to harden and cure, for the first 6 – 12 months your driveway will be soft and malleable. Walking on the driveway immediately is okay but cars should be kept off for no less than three days and even longer in hotter temperatures. It is advisable during this timeframe not to park your car in the same spot every day or to move your steering wheel from side to side when the car in not moving.

  • What should I avoid to help preserve my new driveway?

    • Blacktop is easily damaged from automobiles starting or stopping too quickly.
    • Avoid parking heavy vehicles which can create depressions.
    • When using a jack or car ramp or storing a camper, use a piece of plywood to spread out the weight.
    • Items with points can create holes in blacktop such as kickstands, high heels and lawn chairs.
    • Avoid driving on the edges of the blacktop; this is the weakest part which can easily crumble or crack.
  • Why do some areas look different than others?

Because the composition of blacktop is made up of different size stones, liquid asphalt, sand and other ingredients, some areas may look smoother than others. There will also be a difference in a raked area as compared to one spread my machine.

  • What liquids may be harmful to my new driveway?

Many automobile related liquids such as transmission fluid, gasoline, antifreeze and power steering fluid can be harmful to blacktop. Contact with your driveway from these liquids can cause the liquid asphalt to dilute leaving holes. Use cold patch to repair any holes left by a spill.

  • How does the weather affect my new driveway?

Your driveway can develop hairline cracks in cold weather due to the expansion and contraction of the ground. These cracks should be fixed with crack filler. In hotter weather, the blacktop can soften, to cool down the driveway we recommend watering it down with a hose. Due to the natural slope of the driveway, you may see small puddles when watering down the surface, although efforts are made to avoid this, it is sometimes inevitable.

  • Do you give free estimates?

Yes. If you would like a FREE estimate on your driveway, we would appreciate the opportunity to give you an estimate with no obligations. Please contact us for an estimate of the work you would like to have completed. An estimator will come by within a few days to measure and analyze your driveway.
